Terms of Service

These Terms of Service ("Terms") govern your use of https://www.homesbynokwal.ca/ (the "Website"), operated by Gurvinder Nokwal, Sales Representative, Bridge Realty Inc. Brokerage ("we", "us"). By using the Website or creating an account, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Website.

1. Who we are

Gurvinder Nokwal is a real estate salesperson registered with the Real Estate Council of Ontario (RECO) and trading on behalf of Bridge Realty Inc. Brokerage, 208 Huron St #3, Woodstock, ON N4S 7A1. All real estate services are provided through the brokerage under the Trust in Real Estate Services Act, 2002 (TRESA).

2. Listing information

Property listings on the Website come from the MLS® System through our real estate board's data feed (PropTx). The listing data is protected by copyright and is provided for the personal, non-commercial use of consumers who have a genuine interest in buying, selling or leasing real estate. You may not use it for any other purpose.

Listing information is deemed reliable but is not guaranteed. Prices, measurements, taxes, fees, room sizes, photos and other details may be approximate, out of date or incorrect, and listings may already be sold, leased or withdrawn. Always verify any information that matters to you, including with a professional inspection, a survey and your lawyer, before making a decision. Each listing identifies the brokerage that listed it.

The trademarks MLS®, Multiple Listing Service® and the associated logos identify professional services rendered by REALTOR® members of the Canadian Real Estate Association (CREA). The trademarks REALTOR®, REALTORS® and the REALTOR® logo are controlled by CREA and identify real estate professionals who are members of CREA.

3. No agency relationship; not professional advice

Using the Website, creating an account, saving homes or searches, or sending us a message does not make you our client and does not create a brokerage or agency relationship. A client relationship begins only when you sign a written representation agreement with the brokerage. Before you receive services, we will give you the RECO Information Guide.

Content on the Website, including market information, home value estimates, the mortgage calculator and blog posts, is general information only. It is not legal, financial, tax, mortgage, appraisal or other professional advice. Calculator results are estimates based on the numbers you enter and general rules; lenders, insurers and government agencies make their own decisions.

4. Your account

You can create a free account to save homes and searches and to receive listing alerts. You sign in with a one-time link sent to your email address (or with Google, if offered). You must be at least 18 years old and give an email address you control. Keep access to that email account secure: anyone who can read it can sign in to your account. You are responsible for activity in your account.

You may delete your account at any time under My account > Profile. We may suspend or delete accounts that are used in breach of these Terms, and we may change or discontinue account features at any time.

5. Emails and listing alerts

We send account emails (such as sign-in links) because you ask for them. We send listing alerts and other commercial messages only with your express consent, in line with Canada's Anti-Spam Legislation (CASL). Every alert includes an unsubscribe link, and you can change or stop alerts at any time under My account.

6. Acceptable use

You agree not to:

  • copy, scrape, harvest, republish or redistribute listing data or other content, or use it for any commercial purpose;
  • use robots, scrapers or other automated means to access the Website, or interfere with its security or operation;
  • submit false information, impersonate anyone, or use the Website to send spam or unlawful content;
  • use the Website in any way that breaks the law or these Terms.

7. Third-party services

The Website may link to or use services run by others, such as Google (sign-in and maps), online booking tools, social media and mortgage or legal professionals. We are not responsible for their content, availability or privacy practices; their own terms apply.

8. Intellectual property

Apart from listing data (which belongs to the board and the listing brokerages) and third-party content, the Website and its content, design and text belong to us or our licensors. You may view and print pages for your own personal use.

9. Disclaimer and limitation of liability

The Website is provided "as is" and "as available". To the fullest extent permitted by law, we make no warranties about the Website or its content, including accuracy, completeness or availability, and we are not liable for any loss or damage arising from your use of the Website or reliance on its content, including listing information. Nothing in these Terms limits any rights you have under Ontario consumer protection law that cannot be limited.

10. Privacy

Our Privacy Policy explains how we collect, use and protect your personal information.

11. Changes to these Terms

We may update these Terms from time to time. The date at the top shows the latest version. If a change is significant, we will tell account holders by email or on the Website. Continuing to use the Website after a change means you accept the updated Terms.

12. Governing law

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. The courts of Ontario have exclusive jurisdiction over any dispute about the Website or these Terms.
