Good to know.
Paid on closing day.
Land transfer tax is paid by the buyer when the deed is registered, through your lawyer. It cannot be added to the mortgage, so it comes out of your savings with the down payment.
First-time buyers save up to $4,000.
If you have never owned a home anywhere in the world, Ontario refunds up to $4,000 - the whole tax on homes up to $368,000. In Toronto the city adds up to $4,475 more.
Toronto charges it twice.
Inside the City of Toronto there is a municipal land transfer tax on top of Ontario's, at the same rates up to $2 million and higher rates above. Everywhere else in Ontario, including Oxford County and London, only the provincial tax applies.
