Estimates only, not a mortgage offer or financial advice. Uses the Canadian fixed-rate convention (interest compounded twice a year), 2026 mortgage insurance premiums and Ontario land transfer tax. Your lender will confirm your actual rate and payment.

The rules behind the numbers.

Three things that decide what you need up front and what you can borrow.

The down payment.

5% of the first $500,000, 10% of the part from $500,000 to $1.5 million, and 20% for homes of $1.5 million or more. The calculator raises yours to the minimum when it is too low.

Mortgage insurance.

With less than 20% down, lenders need default insurance: 2.80% to 4.00% of the mortgage, added to the loan. The 8% Ontario sales tax on it is paid in cash at closing.

The stress test.

Lenders check that you could still pay at a higher rate - currently your rate plus 2%, or 5.25% if that is higher. A pre-approval tells you exactly where you stand.

From numbers to keys.

Once the payment feels right, here is how buying usually goes.

Or call or text (519) 532-6005.

  1. Get pre-approved.

A lender or mortgage broker confirms your budget and holds a rate for you, usually for 90 to 120 days. I can introduce you to people I trust.

  2. Shop in your range.

Search homes at your price, save the ones you like and get an email when new ones come up.

  3. Make a confident offer.

We look at what similar homes sold for, and you know your payment and cash to close before you sign.
